The Younger Building will be retained and refurbished as part of the redevelopment proposals, and was progressed under a separate application that was granted detailed planning permission in August 2022.

Drummond House was constructed as a bespoke headquarters building and designed to meet now significantly outdated standards, and was not lettable in its final configuration, featuring deep floorplates, which are difficult to subdivide as the office was been built for a single occupier.

Drummond House was over five times the size of largest whole building let in west Edinburgh since 2018 and the typical floorplates were twice the size of the largest partial let since 2018. The building was demolished in January 2023.

Since 2018, the majority of office lettings in west Edinburgh have been for single or partial floorplates of 15,000 sqft or less, which demonstrates that there is demand for smaller, subdividable floorspaces in the Edinburgh Park/ South Gyle area.

The applicant therefore considers that there is an opportunity to redevelop the former Drummond House site to enhance the employment offer of the site and create a new kind of workplace for Edinburgh Park/ South Gyle, which will be set within an increasingly mixed-use neighbourhood. The proposals under development are aiming to respond to the significant shift in occupier priorities in recent years that seek workspaces focused on environmental sustainability and wellbeing.
